Form-Based Coding: Building Form and Street Space
Where the 20th Century Euclidian-Zoning model hyper-controls Land USE -- and only indirectly deals with the FORM of buildings and streets (with little success) -- Form-Based Coding deals directly with building FORM and sets only broad parameters for USE.
Careful, understandable controls on building FORM, broad parameters on building USE to shape clear Public Space (good Streets and Squares).
Euclidian-Zoning is rooted in the problems of the Industrial Revolution (late 18th, early 19th, Century!) and fundamentally about keeping things apart.
Towns and Cities are healthy to the degree that they properly integrate the various aspects of daily life.
This is the 21st, not the 19th Century -- we need to deal with how things work together.

Woodford County, Kentucky Design For Tomorrow Masterplan and New Codes to replace existing County Zoning Ordinance system.

The Woodford County Task Force "Design for Tomorrow" program, has helped crystallize a vision of Woodford County. In May 2000, citizens participated in a historic process to plan for the county's future. That plan, Preserving Town & Country in the Woodford County Bluegrass, has been adopted in the County Comprehensive Plan and was selected for a recent Kentucky Innovations Award. Currently, Geoffrey Ferrell Associates is working with County Staff to finalize a Code that will formally regulate the design of new development and redevelopment in Woodford County
